“Leading New Zealand’s property industry towards design-led, better-built property product outcomes, while making clients more successful in the process.”
During the 12 years I have committed to the architecture service industry, I have observed and experienced several challenges being faced by the property profession, which are impacting clients’ projects and their ambition to build wealth. Some challenges are new while others remain historic. For instance:
Unfeasible Projects
No profit, no project. Greater contingencies and poor resilience throughout the property lifecycle.
Poor Quality Products
Properties not fit for purpose, nor of acceptable quality. People continuing to invest in sub-par assets which are impacting our environment and our health.
Inaccessible Market
Product demand not being met in the property market. Purchasing power continues to be neglected and is removed from the strategic equation.
Unoriginal Design
Ordinary, carbon-copy place-making is in abundance. Novel fields of design thinking and construction delivery are lacking in the property industry, including leadership and foresight.
Poor Processes
Systems that are in place to address the growing complexities of property development are highly inefficient and inflexible. This leads to more time and money being expended, with little to no return on investment.
Fragmented Industry
Property professionals continue to work in silos. An “outside of scope” culture exists in the industry, where poor collaboration practices between parties generate poor co-ordination efforts and impact “best for project” outcomes in the field.
“The demand for a novel, more intelligent service in the free market that helps navigate and negate these challenges is evident.”
The thinking that created these challenges is not going to solve these challenges: we need to rethink. Therefore, The Thinking Room was launched to create a space where different delivery outcomes are sought through thinking differently.
